After you’ve inspected the property and you determine that you are interested in purchasing it, ask the vendor for a copy of his/her title document. This is the document for e.g. a deed that indicates whether this person can legally sell the property to you. In some cases, the vendor may appoint an agent to act on their behalf. In any event, you need to be supplied with the title document by which the vendor became owner. You must also retain an Attorney-at-Law to, among other things, check to ensure that the title document relates to the property and the owner who is selling the property and before the sale is complete, determine whether you would be getting good title to the property. Any vendor who knows what they’re doing will not have a problem supplying you with this document so don’t be afraid to ask!
